Once you have contacted us the next step is to schedule a meeting. It is helpful to the custom built homes process for you to bring any drawings, sketches, plans, representative photos, or other materials that demonstrate your vision. We will review your materials, and will share related ideas and plan details from our archives.
Following our Pre-Construction Planning Meeting, we will provide you an estimate based on details identified during our conversation. As a custom homes builder our estimate provides you a better understanding of how much it will cost to build to your specifications. If additional plans are required those costs will be identified on the estimate. Once you’ve carefully reviewed the estimate and have chosen to proceed we will address any minor changes and answer any questions that you might have.
When you choose to build, a deposit of 2% – 5% of the total estimated construction cost may be required. You will be asked to sign an intent to purchase agreement. The deposit allows us to create more detailed drawings, alter drawings, or provide new designs if necessary. We will also create elevation drawings of each side of your home. Should the scope of work change the estimate will be adjusted as required.
Once you’ve approved the final design, scope of work, and price a building contract will be provided. The amount on the custom built homes contract will not vary from the original estimate unless changes were requested during the Refinement process. The house plans, building contract, and specifications list will be signed. If a lender is involved, they will require a copy of these documents to perform a property appraisal. A copy of your lenders commitment letter must be signed and provided to us along with all signed documents, and the balance of your deposit before work proceeds.
